Presentation of implementation phases flexible in a relation to (un) known future program

According to the Municipality of Dugi Rat comments abAK architects redefined a project Urbotanoscape adding additional programs: Tourism / Hotels / Restaurants / Business / Congresses / Shopping / Residential / Elderly people housing / Medical services / Educational / Cultural / Sculptural park(s) / Fire unit station

In addition, a project anticipated an opportunity of development phases:

01 - Cleaning
Existing situation after the cleaning of location and reconstruction of the factory

02 - Matrix
Implementation of the infrastructural network considering the main historical industrial matrix. Reconstruction of the industrial monuments: main road, crane and rail constructions. Implementation of the temporary parks on the parts of the site that are going to be built in a later phase. Design of beach and building of the first phase of a marine. Building of the final bordering botanical gardens with sport and leisure programs.

03 - Tourism
Site plots 3 and 5 with a hotel alongside the upper end of the site, with tourism program and small offices and shops within the base. Site plot 7 with a hotel alongside the upper end of the site, with public programs (congress and concert hall) within the base. Site plot 2 with a hotel alongside the upper end of the site, with a boat repair – dry dock and a marina within the base. Basements accommodate parking areas and technical services. Additional advantage of the use of underground area is in decontamination of the whole area through the excavation of the contaminated soil.

04 - Partnership
Site plot 9 with an office building alongside the lower end of the site, with the fire brigade station and craftsmen’s workshops within the base. Site plot 12 alongside the upper end of the site, with remaining tourism programs, small shops and offices within the base. Site plot 18 with accommodation for the elderly people alongside the upper end of the site, with ambulance and shops within the base. Site plot 23 with sport facilities within the base.

05 - Bussiness
Site plot 13 and 19 with office areas and workshops within the base.

06 - School
Additional building of the site lots 13, 19 and 23 for apartments, exclusive housing and school.

07 - Increase of the m2 of the area
Completion of the urban matrix

08 - Harbor
Enlargement of the marina and a harbor to the final use

Urbotanoscape
Completed urban matrix and achieved variety of the users/inhabitants of the designed landscape throughout 24 hours per day and 365 days in year.
