When developing the concept, we analyzed once again the found situation and the planned typical elements. We determined the network of streets and the division of fields. We “mellowed” or defined more precisely the urban planning rules in some parts, stressing and preserving the main concept: integrating the botanical landscape and urban structure along the main axis – the inherited infrastructural backbone. The concept and the program were physically tested on a representative sample, proving numerous possibilities provided by the open model.
Program and typology
The program of the local quarter that has to be able to function from within has been complemented with elements of great gravitational power (business, entertainment, culture etc.) of the regional level.
The urban typology has a Mediterranean character, generated with the elements of the street, square, portico, lying on an inherited industrial matrix. As a counterbalance to the built part of the program, it was planned to make a landscape networking all the pats of the whole.
Urban rules
New urban structure refers to existing spatial network generated by the extension of the industrial complex. All the investments should make possible realization of the public programs and active participation in the creation of the Mediterranean “Urbotanoscape“ ©.
Urban rules determine high density along the main axis and interaction of the vegetation with the built infrastructure.
Existing urban plans and regulations
For the land of the factories of Dalmacija and CG stupovi, a General Urban Development Plan (GUP) has been adopted and is about to be harmonized with the Government’s Provision. GUP defines the border of maritime property and plans a mixed (mostly residential) purpose, a catering/tourist purpose and a marina.
Landscape creation
Improving the contaminated filled-up terrain (without restricting the footprint of the underground part of the buildings);Creating recreational zones, sea banks, beaches; Programming the roof of the base as an accessible public botanical garden.
The density is determined by the harmony between the horizontal botanical element and the dense urban structure revealing the inherited industrial character.
